6 guests can stay in the guest wing of the main house with the owners for B & B (no self catering). Another 6 guests inc children can stay in Abbeys cottage (self catering) also in the farm gardens near the main house but privately located. Bed and Breakfast guests only can enjoy delicious country cooking evening meals 48 hours notice required - go on spoil someone special and as an extra you could take a night to view the stargazing event at the observatory but really the dark night skies give amazing star shows in our open wide spaces. If you wish to venture out for a day or a few hours there is honey, wine, olives, horse riding, fishing or golf are all within a short distance for you to investigate. The beach and river are just 25kms away for a spot of fishing. Bird watching can be done right here with a huge variety in the gums, pine trees or on the lake. With plenty of local knowledge from your hosts Reg and Veronica you will be well informed about the Gingin Shire and surrounding areas. Stay in the guest wing of the main house, 3 queen bedrooms ideal for small group of 12 travelers. Abbeys Cottage has master bedroom with queen bed and two x 2 single bed rooms. Nestled among acres of lawns, roses, a vegetable garden, views of the paddocks from the patio and verandahs, large natural lake where many wild birds come to visit. Cool ducted air conditioning, ceiling fans, warm winter fire, dressing gowns and doonas with quality linen supplied to make your stay comfortable. Spend some time using our binoculars to view the wild birds and wildflowers or sail your boat on the lake or just fly a kite when you have had enough of lazing on the verandah where cool summer breezes drift across from the lake. Farm animals include Galloway Cattle and Dorper Sheep, plenty of birdlife on the lake. Magnificent night skies are a treat for visitors seeking star filled nights.

Above ground pool for guests who are nimble enough to enter the pool via a 1.4 metre pool ladder Bed and Breakfast rooms adults only evening meals require 48 hour notice and costs apply. Should guests have children please book Abbeys Cottage which is fully self contained (no meals provided).

Cancellation Policy

Deposit of 20% upon booking full payment 31 days prior to arrival. should booking be taken within 31 day period full payment will be charged. Cancellation fee of 100% of rate for bookings cancelled up to 31 days from booking date thereafter administration fees apply.

The nearest town is Gingin WA. Heading West take Dewar Rd to Brand Highway turn left into Brand Highway then turn at the first road right into Gingin Brook Rd travel 12 kilometres and turn left into Quin Rd travel 1.5 kilometres and turn left into Tangletoe Rd drive 3.4 kilometres to the front gate of Sandy Lake Farm. Follow the same direction if staying at Abbeys Cottage.
From Perth follow Mitchell Freeway to the end turn left into Burns Beach Drive/Joondalup Drive turn right at Wanneroo Rd and travel past Yanchep and keep on this road which becomes Indian Ocean Drive turn right into Military Rd travel to the end passing the Gravity Centre & Observatory and turn right into Gingin Brook Rd, turn right into Quin Rd and turn left into Tangletoe rd Travel 3.4kms we are on the right. On the way you will see our sign posts on the corners will direct you. Please see our website for directions or maps. GPS often leads guests on roads which are impassable it is best to follow directions.
